Selling Your Home in Paducah

A clear plan, honest numbers, and no chaos.

Most sellers express similar concerns when navigating the home selling process. What should we list for? What will I actually walk away with? Why aren't we getting showings? Should we drop the price?

I’ve got answers for all of it. We’ll begin by employing effective home pricing strategies to price your home right from day one, as those first few weeks on the market are critical. I'll also show you your true net proceeds—not just a list price. A quick reminder: the sale price is the amount a buyer offers, while your net is what you actually keep after mortgage payoff, commission, concessions, and closing costs. Understanding this distinction is essential, and I’ll ensure you grasp both figures.

From there, we’ll enhance your home’s appeal, target the right buyers, and I’ll keep you updated throughout the entire process. If adjustments are needed, we won’t panic. We’ll simply respond to the insights the real estate market is providing.

What we’ll cover:

- A pricing range based on real comparable sales, not guesswork

- Your estimated net at various sale prices

- Simple prep tips that help your home present well

- How we manage offers, inspections, and negotiations

What’s my home worth?

Questions Sellers Ask Me All the Time

What should we list for?

We’ll base this on what similar homes near you (from your Paducah Realtor) have actually sold for, rather than a hopeful estimate or an online valuation. I’ll provide a realistic pricing range, and we’ll collaboratively choose a price. Nailing this down in the first couple of weeks is crucial.

What will I actually walk away with?

Great question—this isn’t the same as your sale price. Your net represents what’s left after your mortgage payoff, commission, concessions, and closing costs. I’ll prepare an estimated net sheet so you can clearly see your bottom line at various sale prices before making any decisions.

Why aren’t we getting any showings?

A lack of showings is the market signaling something, typically about price, photos, or the accessibility of your home. It’s not a cause for alarm; it’s valuable information. We’ll assess the situation and make necessary adjustments, whether that involves changing the price, improving the listing photos, enhancing the description, or refining the showing setup.

Should we drop the price?

Sometimes, yes, but we approach it deliberately—not out of fear. If showings or offers aren’t materializing, a price adjustment can help regain visibility with potential buyers. We aren’t chasing the market down; instead, we’re responding to its signals.

Can we sell the home as-is?

Yes, you can. Selling as-is means you won’t agree to make repairs, though buyers may still opt to inspect the property, which could influence financing options. We’ll discuss whether selling as-is is the right choice for your home or if making a few small fixes might net you a better outcome.
